Blue Quadrant’s sales advocacy service is focused on deriving a successful result for the person wanting to sell their property. We provide a highly personalised service and believe strongly in maintaining an honest relationship with our client.
The process begins by viewing the property giving suggestions that ‘realise the highest and best use’, then evaluating the property so that the owner gets a perspective of what a ‘willing buyer, willing seller’, will be prepared to pay for the property. If the owner is in agreement with the pricing and strategic approach suggested, we then assess agents working in the area and understand in detail their strengths and weaknesses.
Too many people will appoint an agent because they have the largest number of sales without delving deeper into their performance metrics for example
- What discount to the original price did the property sell for?
- How many listings do they currently have on their books and can they possibly service them all?
Most importantly we have a series of 15 questions that are asked that give us an insight into whether we fervently believe that they have the passion and negotiations skills for the task at hand.
In other words, we do not simply just recommend an agent and set the guidelines for the marketing of the property, but remain active throughout the campaign providing the on-going support to the agents so they are kept on their toes and our clients are fully informed.
The competitive nature of the marketplace forces some agents to operate unethically, with some ‘buying the opportunity to sell’ and then using unethical efforts to moderate the price. Our involvement stops this from happening with our role encompassing two important points.
Firstly, it is imperative that we have the authority to manage the sales agent in an integrated way with the owner. It is imperative that we keep the agents focused and frank in their deliberations.
Secondly, because of our education, experience and strategic know-how, which many agents lack, we are able to bring additional value and elevate the marketing and negotiation approach. Above all we define the implementation strategy with seller’s needs in mind. It is for this reason that many disaffected vendors have sought our assistance.
Lastly, it should be noted, we provide this service at no extra cost to the seller.
